ENFIA 2026: estimate the Greek property tax on your property
ENFIA is Greece’s annual tax on real estate. It depends on the floor area, the zone price, the floor and the age of the building. The calculation runs on your device, with your own figures and no sign-up.The same calculations as the PROPERWISE app. Indicative, not an official document. It applies Greek tax law for 2026.
What people ask before they calculate
How is ENFIA calculated?+
The main building tax is the floor area times the base tax of the zone, times the floor coefficient, times the age coefficient, times your ownership share. On top of that come the automatic reduction, which depends on the total value of your real estate, and the surcharge, if that value exceeds €500,000.
Where do I find the zone price?+
On the property deed, on form E9 (the Greek register of your real estate) or on the AADE map of objective values. It is the price in euros per square meter set for the property’s area.
Why do newer buildings pay more?+
The age coefficient falls as the years pass: a building up to 4 years old has a coefficient of 1.25, while one 26 years or older has 1.00. For old buildings the law has two more: 0.80 for those erected before 1930 and 0.60 for those over 100 years old. Years count from the most recent building permit or, without a permit, from the year of construction (for ENFIA 2026, over 100 years means up to 1925). “Before 1930” depends on the year the building was erected, even if there is a newer permit.
Are there exemptions?+
Yes, with criteria: a 50% reduction for low income on a main home; a full exemption for families with three or more children, large families and people with a disability of 80% or more, subject to income and property limits; a 20% reduction for an insured home (10% for a value above €500,000). The 50% reduction for 2026 on a main home worth up to €400,000 in a settlement of up to 1,500 residents (up to 1,700 in border areas), outside the Attica Region (except the Islands regional unit) also applies. The calculator does not apply them, because they depend on details you do not give it. If you think you qualify for any of these legal reductions or exemptions, check with your accountant.
Is this exactly what I will pay?+
No. It is an estimate for one building and assumes your total real estate is only that building. If you own other properties, plots or storage units, both the reduction and the surcharge change. The official amount comes from the AADE assessment.
Is my data stored?+
No. The calculation runs on your device and we keep no amount in an account or database. Amounts go into the page address only so that you can share it; you need neither an email nor an account.
