FAQ

What people ask before they calculate

What is the difference between gross and net yield?+

Gross yield is the annual rent divided by the property’s value. Net yield subtracts income tax, ENFIA and your running costs first. The gap between the two is often larger than owners expect.

How is the tax calculated?+

With the 2026 rental income brackets (15 / 25 / 35 / 45%) on the rent minus the 5% standard deduction. If you have other rental income, enter it: it pushes this property’s rent into a higher bracket.

Why does other rent matter?+

Greek rental income is taxed on your total from all properties. Rent from another property fills the lower brackets first, so the rent from this one is taxed at a higher rate.

What value should I enter?+

What the property is worth today, or what you would pay for it. Not the objective value used for ENFIA, which is usually lower than the market price.

Is my data stored?+

No. The calculation runs on your device and we keep no amount in an account or database. Amounts go into the page address only so that you can share it; you need neither an email nor an account.
