FAQ

What people ask before they calculate

How much can a residential rent go up in Greece?+

For 2026 there is no general state cap on residential rents. The rent rises only under an explicit increase clause in the lease or a new agreement the tenant accepts. The calculator applies the clause as written: a fixed rate or the consumer price index published by ELSTAT.

What applies to commercial leases in 2026?+

For existing commercial leases under Presidential Decree 34/1995, an increase between 1 Jan 2026 and 31 Dec 2026 cannot exceed 3% of the 2025 rent. With a rent of €1,500 and a 5% clause, the new rent is €1,545.00, not €1,575.00. The following year the clause applies to the rent that remained: €1,622.25. The cap does not apply to a new lease signed in 2026 or to landlords the law exempts.

Which CPI figure do I use?+

The 12-month change in the consumer price index that ELSTAT announces every month for rent adjustments. For an increase in September 2026 it is 3.8%, the change from September 2025 to August 2026. The same release gives 75% of it (2.9%) for leases that specify that. Eurostat’s Harmonized Index (HICP) is a different index.

Why is the increase after a few years more than rate times years?+

Because each increase applies to the rent left by the previous one. With €600 and 3% a year, over 3 years the rent becomes €618.00, €636.54, €655.64. Simple addition would give €654.00.

When does the increase take effect?+

As the lease says. The calculator assumes one increase a year in the same month and takes ELSTAT’s index for that month. If the clause is unclear, check with a lawyer or accountant before you send the tenant a notice.

Is my data stored?+

No. The calculation runs on your device and we keep no amount in an account or database. Amounts go into the page address only so that you can share it; you need neither an email nor an account.
