Spiti mou III (“My Home III”) is the next round of Greece’s state-backed home loans for young people and families. Announced at the Thessaloniki International Fair (5 September 2026). No official text with the terms has been published yet, and applications are not open. According to the Hellenic Development Bank, it starts in early January 2027.
For Spiti mou II, the application deadline passed on 31 May 2026. Those approved could sign until 31 August 2026.
This guide puts side by side what the two earlier programs offered, what the body running the new one has said officially and what has only been reported. It doesn’t judge whether you are eligible: that will only be possible under the terms of the decision.
Spiti mou I: what it offered
The first program was run by DYPA, the Public Employment Service; legal basis: Article 3 of Law 5006/2022 and Joint Ministerial Decision 189/2023 (Government Gazette B 1180/01.03.2023). Applications ran from 3 April 2023 to 29 September 2023. It was for young people and couples aged 25 to 39, for a first home worth up to €200,000 and up to 150 m², in a building at least 15 years old.
The loan went up to €150,000. 75% came from DYPA without interest and the rest from the bank at its own rate. How many loans were finally signed was not found in an official report.
Spiti mou II: what it offered
The second was run by the Hellenic Development Bank with Recovery and Resilience Facility funds; legal basis: Joint Ministerial Decision 189973/2024 (Government Gazette B 6894/16.12.2024). It raised the age limit to 50, the loan to €190,000 and the property value to €250,000. Applications closed on 31 May 2026 and signing on 31 August 2026.
Joint Ministerial Decision 200108/2025 (Government Gazette B 6214/20.11.2025) raised the income limits: single people from €20,000 to €25,000, couples from €28,000 to €35,000 (per child from €4,000 to €5,000), single-parent families from €31,000 to €39,000. The minimum stayed at €10,000.
The limits still quoted in older articles are often the ones from before that change. The table below shows the latest.

What to do until the terms are out
- Measure the payment, not the program. All loan payments together can take up to 50% of net income if you are borrowing for the first time, and 40% if you have had a mortgage before or already own property (Bank of Greece Executive Committee Act 227/1/08.03.2024, from 1 January 2025). The limit applies with or without a program.
- Keep your gov.gr credentials active. In Spiti mou II, the eligibility certificate was issued online on gov.gr and taken to the bank. For Spiti mou III, no list of documents has been published yet.
- Don’t commit on limits that haven’t been written. A down payment or a preliminary contract that counts on an income or value limit is a risk until the decision is published.
